Ask about an estate cleanout
Clearing a loved one’s home is rarely just a hauling job. In San Jose it might be a Willow Glen bungalow with decades in the garage, an Evergreen townhome being downsized, or an Almaden Valley parcel with a shed full of tools and a barn out back.
We take it at your pace and treat the house with respect. Family members decide what to keep, we set aside what you flag, and then we haul and donate the rest. Whether you are across town or across the country, we work with the executor or whoever is handling the home.
Text a few photos of the rooms and we will talk it through.
Call or Text (408) 310-0246Text us a photoKeep, donate, haul: how we sort
- Keep
You or your family walk through and mark what stays: keepsakes, photos, papers, jewelry. We leave anything you set aside untouched.
- Donate
Furniture, housewares, clothing and tools in good shape go to donation centers when they will accept them.
- Haul
Everything left is carried out, loaded and removed, including garage, attic, shed and yard.
How an estate cleanout goes
- Text photos or callSend a few photos of each room, the garage and any outbuildings, plus the address and who has the key.
- Free quote, then a planWe give you a free quote for the whole home or a partial cleanout and agree on a day with whoever is coordinating.
- Sort, load and sweepAfter keepsakes are set aside, we carry out the rest, donate what we can and leave the rooms swept.
Working with family and executors
Estate cleanouts often involve several people who live in different places. We do the planning by text and call: photos of each room, notes on what is staying and who will be at the home. Executors and trustees can set the scope while family members weigh in on what they want.
We do not offer legal, appraisal or tax advice. If you are unsure what you may remove from the home, check with the estate’s attorney first and tell us what is cleared to go.
Estate cleanouts across San Jose
Older homes in Willow Glen often hold decades of garage and attic storage. Evergreen has townhomes and the 55-and-over community at The Villages, where downsizing is common. Almaden Valley has rural lots with sheds and outbuildings. Silver Creek, Downtown and the rest of the city are covered too.
All of San Jose is on our San Jose junk removal page.
Where everything goes
Donation is a big part of an estate cleanout. Habitat for Humanity ReStore San Jose takes furniture, appliances, home décor and building materials, and Goodwill of Silicon Valley runs donation centers across the city; our San Jose donation guide lists addresses. Centers decide what they accept, so we donate what they will take.
Metal and appliances are recycled where possible. Household chemicals go to the county household hazardous waste program, not to us. Whatever is left goes to a landfill or transfer station; see the dump guide for the local sites.
Typical jobs we handle
- Whole-house cleanout
Family has taken the keepsakes. The remaining furniture, closets, kitchen and garage are cleared room by room.
- Garage and shed of a long-time owner
Tools, shelving, bicycles and boxes accumulated over many years are sorted, donated and hauled.
- Downsizing a parent's home
A partial cleanout before a move to a smaller place, with the larger furniture going out first.

Probate and executor cleanouts in San Jose
A probate cleanout in San Jose usually runs on the executor’s timeline, not ours. We start with a walkthrough, help you sort what to keep, donate or discard, and haul the rest when the family is ready. Questions about the estate itself belong with the family’s attorney; we stick to the house.
A house cleanout after death is hard enough without pressure. Take the pace you need, and text a photo of a room or two for a free quote when you are ready.
Estate cleanouts in San Jose: questions
How do you handle personal items and papers?
You or family decide what stays. Tell us what to set aside, and if we find papers, photos or valuables while working, we put them aside for you instead of hauling them.
Can I coordinate from out of town?
Yes. We work by text, photos and calls with whoever is managing the home. Tell us how we get in and who to contact.
Do you work with executors and attorneys?
We work with whoever is handling the home. Tell us the scope and that it is cleared to go, and we will plan around it.
What happens to furniture that is still good?
We donate it where a center will accept it. Not everything qualifies; centers have their own rules.
Can we do it in stages?
Yes. Some families start with the garage or one floor and finish later.
How do I get a quote for a whole house?
Send photos of each room, the garage and any sheds with the address. We ask follow-up questions by text and give you a free quote.
